What should a maintenance request contain so a vendor can quote without a site visit? My starting list: unit and access instructions, photos of the problem and of the surrounding area, make and model of the equipment, when it started, what has been tried, urgency, and the time windows for access. What would you add or cut? Vendors and property managers especially welcome.

Seasonal checklist for small residential buildings (Quebec-style winters) Before freeze-up: shut off and drain exterior faucets, clean gutters and check downspouts, service the furnace or boiler, test CO and smoke detectors, check weatherstripping, book snow removal. Spring: roof and flashing check after ice dams, sump pump test, foundation crack check. What's missing for your climate?
